Which Roofing System Is Right for You?

When selecting roofing materials for your home, your choices will be limited based on the types of roof you have. There are two main types of residential roofs: pitched and flat. A pitched roof is one which slopes downward, whether in two parts coming down at an angle from a central ridge, or in one part, from one edge to the other. Flat roofs, on the other hand, are those which are completely or almost level.

Roofing materials for pitched roofs include:

  • Tile – Tiled roofs are beautiful and durable. Although they are more expensive than other roofing materials, they remain cost-effective because of their long lifespan, lasting between 50 to 100 years (sometimes longer). They are available in clay, sandcast, and concrete and come in many shapes, including flat, fluted, curved, and interlocking. Tile is impervious to rot and insect damage and a great option for homes that experience hot weather like we do here in Arizona. To install tile, your roof framing will need to be sturdy enough to support the weight.
  • Shingles– Asphalt shingles are composed of either an organic or fiberglass base that is coated with a waterproof layer of asphalt and topped with granules. This type of roofing system is the most popular for homes in the U.S. Shingles are relatively inexpensive and fairly simple to install, keeping the cost of installation low. They come in a wide variety of styles and colors and vary in terms of quality. The life expectancy for composition shingles is between 20 and 50 years. When it comes time for replacement, shingles can be reroofed – covered over by a new layer of shingles – to save cost.
  • Shakes – Cedar shakes are an attractive, durable roofing system that provide a distinct, rustic charm, as well as insulation from hot and cold temperatures. They are a great choice for historic homes and homes in neighborhoods with high-appearance standards. When quality materials are used, this type of roofing system can last up to 30 years.

Flat roof roofing materials include:

  • Foam – Foam roofs are lightweight, durable, and seamless. This type of roofing system consists of a sprayed-on layer of polyurethane foam that creates a waterproofing barrier to seal the roof against leaks. It also adds significant insulation value to the house, which can lead to reduced energy bills.
  • Modified – Flat modified roofs require little maintenance and provide long-term durability. Whether heat-applied or cold-applied, this roofing material increases the overall strength of your roof and provides waterproofing integrity. These roofs are also durable for foot traffic.
