If you fail to keep a clean roof, you’ll not only void the roof warranty, you’ll run into these pricy problems:
Problem #1: Damaged underlayment
Underlayment is a layer of material between your tile and roof plywood sheathing. The underlayment’s job is to keep moisture out of your home, preventing water damage and mold growth as a result.
Now, let’s say your roof is covered in debris.
Mildew, algae, and moss can easily grow on that debris, allowing spores to spread to the underlayment and literally eat it away.
And once the underlayment is gone? Say goodbye to waterproofing. Say hello to water damage!
And if the underlayment gets eaten away, a roofing contractor will have to take off the tile to install more underlayment. And doing so is pricy compared to just maintaining the roof. It’s like paying to repair a car engine when you could have just gotten regular oil changes.
As Ben Franklin once said, “An ounce of prevention is worth a pound of cure.”
Problem 2: Impedes water run off
When it rains outside, your roof needs to allow water to run off quickly. Otherwise water gets up underneath the tiles and causes water leaks.
Debris build-up in the slots between tiles, especially in valleys, hinders water run-off, causing the above problem.
How often should you get your roof cleaned?
You want to get it thoroughly cleaned at least once a year. That’s why we offer an annual roof tune-up to get rid of the leaves, droppings, dirt, ponding water, or backed up gutters and scuppers which all contribute to the weakening and breakdown of your roof surface.
